Andrew Radford has had an entrepreneurial spirit from an early age – at ten years old he began “Just Write Pens,” selling custom wood and antler pens that his grandfather taught him how to create. From there, Andrew joined his family’s business, ADR Warehouse Systems at the age of seventeen, and worked creating pallet rack, shelving, mezzanines, offices and warehouse relocation for customers all throughout the southeast.

At eighteen, Andrew started Native Brands, buying out a supply company that was downsizing. When Andrew finally sold all of his investment, he went back to his roots training employees at ADR and is now looking forward to beginning his career as a Realtor.

Living and working in Jacksonville for his whole life, Andrew is excited to see his city in a different way, helping his clients find a home in a community that they love. Helping his clients buy or sell their dream home, is what drives Andrew as a Realtor, and he is eager to use his local’s knowledge of Jacksonville to help his clients achieve their goals.

When not working, Andrew enjoys biking and running the trails around Jacksonville, working out, and rock climbing. He is also currently engaged and is planning his wedding in June.

Berkshire Hathaway HomeServices Florida Network Realty is pleased to welcome Courtney Bell to the Beaches/Intracoastal West and Southside office.

Courtney, originally from Hilton Head Island, South Carolina, has found her home in Northeast Florida and has enjoyed living, working and exploring Florida’s First Coast for the past six years. Beginning her career as a consultant for a residential wellness facility in Hilton Head Island, this experience led her to Boca Raton, Florida, where she continued to help clients wanting to make lifestyle and health changes.

An interesting opportunity as an Investment Advisor with a local Real Estate Investment firm led Courtney to settle down in Jacksonville and to obtain her real estate license in 2012. A few years later, Courtney began her own recruiting firm specializing in the construction and engineering industries, and throughout her time working as a recruiter, she was always passionate about the real estate industry. Ultimately, Courtney decided to return to the industry that she loves and became a Realtor with Florida Network Realty.

Though Courtney has a diverse background that spans industries – from health and wellness to real estate and recruiting – her professional history is rooted in a commitment to an authentic and quality customer experience. When asked why she became a Realtor with Florida Network Realty, Courtney states, “Throughout my career as an investment advisor, as well as a recruiter, I have considered myself a matchmaker, whether it was matching them with the perfect investment property or the perfect job. When not working, Courtney is active in the Jacksonville community and has a desire to engage other professionals in giving back. She currently sits on the Beaches Habitat for Humanity Young Professionals Board as the Communications and Marketing Chair, and is a part of the St. Vincent’s Foundation Shircliff Society where she recently co-chaired the Inaugural Bowtie Ball where significant funds were raised to purchase new technology for the St. Vincent’s Family Birth Place. In addition to this, Courtney has recently completed a medical mission in Peru and has renewed her interest in humanitarian concerns, and is profoundly driven to find ways of helping those in need, both nationally and internationally.

Russell joins Florida Network Realty as a newly licensed Realtor, but he has lived and worked in Jacksonville for forty years. Russell has worked as a Firefighter/EMT/Hazmat Tech with NAS Jax Fire Department for seventeen years. In addition, Russell served in the United States Marine Corps for four years.

Sarah joins Florida Network Realty with nearly two decades of experience in real estate. Previously the Broker/Owner of Leap Realty in North Carolina, Sarah has extensive experience in new construction homes – especially in Energy Star homes – and she has successfully marketed and sold many homes that have that have qualified for the Leadership in Energy and Environmental Design (LEED) Certification from the U.S. Green Building Council, as well as homes with the Energy Star qualifications.

Tax Reform – What Homebuyers Need to Know

Tax season is officially underway, and many are tracking down their receipts and filling in forms in preparation for the tax deadline in April 2017.

Many also have questions about the newly enacted tax policy – The Tax Cuts and Jobs Act, which was signed into law by President Trump in December 2017.

The new tax law, which went into effect on Jan. 1, 2018, does not apply to this year’s tax return, which has to be filed in April. Most of the changes will not be noticeable until consumers file their taxes in 2019.

What is in The Tax Cuts and Jobs Act? There are notable changes in the new tax law that affect nearly everyone, and there are changes of particular interest to current and future homeowners including the mortgage deduction.

Under the new law, new homebuyers are able to deduct interest on the first $750,000, formerly $1 million, of mortgage debt on a newly-purchased home. Current homeowners who had a mortgage in place by Dec. 14, 2017, will not be affected by this change.

Homeowners must itemize their taxes if they want to claim the mortgage interest deduction. With the higher standard deduction under the new law, fewer Americans are expected to itemize next year.

Taxpayers are no longer able to fully deduct state and local property taxes plus income or sales taxes. The new law allows individuals to deduct up to $10,000 in property taxes and state and local income or sales taxes.

Taxpayers may exclude up to $500,000 ($250,000 for single filers) from capital gains when they sell their primary home, as long as they have lived there for two of the past five years.

“My advice to everyone is to consult with a tax professional,” said Berkshire Hathaway HomeServices Florida Network Realty Founder, President and CEO Linda Sherrer. “There are numerous factors that can determine what your tax bill will be, and a tax expert can help you understand what the changes in the new law mean for you.”

According to the National Association of Realtors, the legislation will benefit many homeowners, homebuyers and real estate investors.

“Keep in mind that every tax situation is different and we encourage everyone who is buying or selling a home to consult with a tax professional about the variables that could affect you,” said Broker/Executive Vice President Christy Budnick. “There are many factors in a homeownership decision, and the tax implications are just one of them, not the whole picture when making a home-buying or selling decision.”
