The Northeast Florida real estate firm is collecting backpacks and school supplies for local children at all area Berkshire Hathaway HomeServices Florida Network Realty offices through July 31, 2017.

Last year, partnering with community and local charities, the company donated more than 1,000 backpacks filled with school supplies for local children. This year, the company has set a goal to exceed last year’s contribution and is inviting the community to help.

“Every child deserves to begin the school year with a new backpack and the supplies needed for school,” said Berkshire Hathaway HomeServices Florida Network Realty Founder, President and CEO Linda Sherrer. “A new backpack filled with school supplies is a wonderful gift, providing every student with the confidence needed to begin a successful school year.”

 The appeal of new construction – a brand new home which your family is the first to own – is undeniable. According to a Trulia report, two in five Americans prefer new homes to existing homes.

New homes and communities are plentiful throughout Northeast Florida and most builders have sales offices set up and equipped to assist prospective buyers. It’s no surprise that many in the process of buying a new construction home wonder if they need or should use a Realtor.

Buying a brand new, never-lived-in home is exciting, but don’t go it alone. That’s the advice of the real estate specialists at Berkshire Hathaway HomeServices Florida Network Realty.

“The biggest misconception – buyers assume they can get a better deal on their purchase and save money on a commission if they purchase without a Realtor. That’s not how it works,” said Berkshire Hathaway HomeServices Florida Network Realty Realtor Priscilla Johnson, a top producer based in the company’s Ponte Vedra/Nocatee office and a former builder site agent. “The buyer is not going to be able to negotiate the cost of commission. The buyer who purchases a new construction home without a Realtor’s representation has nothing to gain and plenty to lose.”

Purchasing a new construction home can be more complicated than purchasing a pre-owned or re-sale home. Real estate professionals like Johnson can provide expert assistance while helping customers navigate the process with their best interests in mind.

Many real estate professionals including Johnson recommend their new home buyers have the home inspected. Buyers may think their home warranty will cover any glitches but that isn’t always the case. New homes can have problems and hiring a qualified inspector to conduct an independent inspection can be money well spent. Johnson also advises her buyers to get everything in writing. Verbal conversations are not binding so it’s vital that everything important is put into writing and signed by all parties.

The Northeast Florida real estate market is increasingly becoming international. Home sales made to foreign buyers continue to rise and growing global interest is expected to bolster home sales activity and prices locally, across Florida and nationally.

According to the National Association of Realtors’ 2016 Profile of International Activity in U.S. Residential Real Estate, foreign buyers purchased $102.6 billion of residential property, buying 214,885 U.S. residential properties. Although foreign buyers purchased property nationwide, five states – Florida, California, Texas, Arizona and New York – accounted for more than half of the total residential property purchases. Twenty-two percent of those purchases were in Florida.

In Northeast Florida, the highest population of foreign-born residents come from the Philippines, Mexico, Cuba, India, Jamaica and Vietnam, according to statistics provided by JAXUSA Partnership, a division of the JAX Chamber.
