Many homeowners ready to exit forbearance may not realize they would get
the equity out of their home if they sell in today’s market.

The coronavirus pandemic has caused job and income loss for millions of Americans. Fortunately, there is relief available to homeowners who risk falling behind on their mortgage payments.

Since March, many have found mortgage relief in forbearance. There are currently about 3.5 million Americans in a forbearance on their mortgage. Any homeowner experiencing financial hardship has the right to request forbearance.

What is mortgage forbearance?

Forbearance allows borrowers to pause or temporarily reduce mortgage payments for a certain period of time, but these payments eventually will come due. With most forbearance agreements, lenders and servicers expect repayment in full over time. While the forbearance period gives homeowners much-needed help, some borrowers are facing economic challenges as they prepare to exit forbearance.

What options are available when mortgage forbearance ends?

For those struggling to make monthly mortgage payments or playing “catch up” on repayment plans and the forbearance period is set to expire soon, consider the options available. No one wants to risk triggering foreclosure. Contact your mortgage lender to discuss possibilities including refinancing a mortgage, loan modification or extending mortgage forbearance. Another option many homeowners may not realize they have is the ability to sell their house in this time of need and avoid foreclosure.

Market Opportunities

            For those contemplating selling their home, the current real estate market is booming. Record low interest rates are motivating buyers while limited homes available for sale and price appreciation are providing sellers with a unique opportunity to maximize their homes’ value and earn more profit. The low inventory of homes available for sale is driving home price increases. Most sellers, if their home is well priced, in good condition and in a good location, will make between five to 15 percent more on the sale of their home than they would have at the beginning of this year.

Linda Lindenmoyer: A front seat to the city’s economic development

The Berkshire Hathaway HomeServices Florida Network Realty corporate relocation vice president works with JAXUSA to bring new companies and their employees to the city.

Despite the pandemic, Linda Lindenmoyer, Berkshire Hathaway’s vice president of relocation services, said her department has been busier than ever helping new residents settle into Jacksonville.

Part of that can be attributed to an influx of remote workers relocating to Jacksonville, she said. They are coming from more densely populated and expensive regions of the country, like the northeast and northwest.

“Companies in those areas are reaching out to JAXUSA and our company directly about relocating or expanding their business into Northeast Florida because COVID has shown them many of their employees can work remotely,” said Lindenmoyer, who also serves as chair of JAXUSA Partnership’s business development committee.

“So maybe it’s not important to have an office in the city anymore. It’s cheaper to do business here and it’s easier to do business here.”

JAXUSA is the economic development division of JAX Chamber.

Lindenmoyer said individuals reach out to her company directly who want to relocate to Jacksonville so they can work remotely in a cheaper area with a better quality of life.

“We don’t expect that to slow down for some time,” she said. “Even though that’s not our typical customer, we’re here to help anyone who needs help.”

In her role with JAXUSA, Lindenmoyer meets with company leaders who are considering moving their operations to Jacksonville.

She shows them what it’s like to live in Jacksonville and gives tours of the area.

“Everything that you can possibly imagine that decision-makers would be interested in for their company and their employees,” she said.

At Berkshire Hathaway, she and about 100 relocation agents work to coordinate moves to Jacksonville, help newcomers find homes and assist their spouses in finding employment in Jacksonville when they arrive.

Lindenmoyer said JAXUSA already has hit its 2020 target for recruiting companies and new jobs to the area.

She said she suspects that has to do with Jacksonville’s diverse business community, which makes it easier for the city to recover from the COVIDrelated economic downturn.

“We don’t have a strong dependence on one industry,” she said. “It sets an environment for companies to enjoy doing business here.”

Recently, she said she’s been noticing more workers in several industries relocating to the city: IT and innovation, logistics, advanced manufacturing, financial services and new headquarters.

As far as what those companies want when they arrive, Lindenmoyer said it varies by company and by the individual employee.

On a general tour of the city, Lindenmoyer takes the company’s decisionmakers through Downtown, by the sports arenas, to the beach, along the Intracoastal Waterway and St. Johns River and to arts and cultural centers.

Individuals relocating often have specific areas they want to see, such as neighborhoods near their office or their children’s school.

“The good news is Northeast Florida has everything someone could possibly want,” she said. “We have every type of housing anyone could want, except igloos.”

Lindenmoyer has been in corporate relocation for about 22 years. Before that, she worked in residential and commercial real estate.

She realized the necessity of her industry when she and her husband relocated to Jacksonville from North Carolina in 1992. Her husband’s employer covered some moving expenses, but Lindenmoyer said they had no other assistance in house hunting or learning about the city.

“I know what it’s like to struggle to come to a new city, especially one as large as Jacksonville, and figure out where we want to live,” she said.

“I’ve heard so many people say what it has meant to them just to have that resource that will hold their hand through that process. It’s very rewarding.”

BERKSHIRE HATHAWAY HOMESERVICES FLORIDA NETWORK REALTY RAISES $7,540 FOR FIRST COAST BLESSINGS IN A BACKPACK

Berkshire Hathaway HomeServices Florida Network Realty proudly raised $7,540 for First Coast Blessings in a Backpack, a nonprofit organization that mobilizes communities, individuals and resources to provide food for the millions of elementary school children who might otherwise go hungry.    

Funds were raised through Berkshire Hathaway HomeServices Florida Network Realty’s online campaign to increase awareness for Blessings in a Backpack and its mission to end childhood hunger on the weekends. The Northeast Florida real estate firm invited its team of Realtors, employees, partners, clients and the community to support the cause by making donations on www.firstcoast.blessingsinabackpack.org/donate.

“Philanthropy and helping to make a difference in the lives of children and families in the communities we serve are at the core of our culture,” said Berkshire Hathaway HomeServices Founder and Chairman Linda H. Sherrer. “We are proud to support Blessings in a Backpack and its efforts to eradicate childhood hunger and we truly appreciate the generosity and compassion of our dedicated team and community.”

In Northeast Florida, more than 80,000 children were identified as food insecure prior to the pandemic. First Coast Blessings in a Backpack is currently providing nutritious weekend meals to more than 4,500 local students with direct deliveries to 42 dedicated school partners in three counties. This fundraising campaign helped to raise awareness about child hunger locally and the need for funds to feed more children.

“There is a critical gap in child nutrition that goes unnoticed by most, unless you experience it, and we know the need is even greater now for children in Northeast Florida who are at risk of being affected by hunger,” First Coast Blessings in a Backpack Managing Director Susan Evans said. “We are truly thankful for this donation provided by Berkshire Hathaway HomeServices Florida Network Realty to feed children in our programs.”

10 Reasons to Move to St. Augustine

Boasting a historic background befitting of the oldest continuously occupied European settlement in the continental United States, St. Augustine simply oozes charm at every turn. 1.  It’s huge on history

We touched on this a bit, but it’s so impressive that it warrants further discussion. French Huguenots began attempting to colonize the area around modern-day St. Augustine beginning in the 1560s; however, Spain believed that it already laid claim to the land. King Phillip II dispatched a young conquistador named Pedro Menéndez de Avilés (that’s a name you’ll see a lot of around St. Augustine) to stave off the French and protect the land. He would eventually settle what was there and name it in honor of the Catholic saint, Saint Augustine of Hippo.

Many battles commenced in the decades following between Native Americans, the Spanish and the English. The U.S. gained control at the end of the War of 1812, and in 1880, Henry Flagler (that’s another name you’ll get used to seeing) brought new life to the settlement as a vacation spot for northerners.

2. Downtown has a little bit of everything

Don’t let the “downtown” title here mislead you—there are no towering skyscrapers. What you will find is a variety of shops, bars, restaurants, historical monuments, and kitschy and fun attractions. St. George Street is one of several walkable routes downtown, but it steals the show with its many must-see stops. 7. It’s a short drive from major Florida cities

If St. Augustine doesn’t have what you’re looking for, there’s a good chance you can get it within a short drive. The nearest large city is Jacksonville, which hosts professional and college athletic events, blockbuster concerts, has a bustling craft beer scene, and an international airport. Head the other direction, and you’ll run into Daytona, home of the world-famous Daytona 500 and one of the country’s most recognizable beaches. Northeast Florida’s Real Estate Market is Booming

The real estate market in Northeast Florida is thriving. Record low interest rates are motivating buyers while limited homes available for sale and price appreciation are providing sellers with a unique opportunity to maximize their homes’ value and earn more profit. During the month of August, 26 percent of homes in Northeast Florida sold over list price.

There were eight offers for Realtor Sarah Rothstein’s listing on Invermere Boulevard, priced at $189,000.

Realtor Julia Fattahi received multiple offers for her listing on Woodmere Drive in Jacksonville, which sold for $600,000 after only four days on the market.

For prospective buyers, historically low interest rates are providing more buying power. For every one percent increase in interest rates, a buyer’s purchasing power declines 10 percent. In this market, rates are down 1 to 1 ½ percent over last year, increasing buying power by 10 to 15 percent.

For sellers, the current market with its limited stock of homes is beneficial. Inventory of homes available for sale is down 35 percent over this time last year, which is driving price increases. Most sellers, if their home is well priced, in good condition and in a good location, will make between five to 15 percent more on the sale of their home than they would have at the beginning of this year. In Northeast Florida, the average sales price increased 10.2 percent over this time last year.

Northside

No one understands the evolution of real estate like an agent. Consider this stat that comes courtesy of the National Association of Realtors (NAR): In 1981, 22% of home buyers read newspaper ads to find a home

Conventional wisdom tells us that percentage is significantly lower today, but the stats back it up. About 25% of American newspapers have folded in the last 15 years alone due to decreasing revenue and declined circulation, which means buyers have increasingly turned to digital spaces while house hunting.

Data from two years ago indicated that 99% of millennials, 90% of older boomers and 70% of the silent generation relied heavily on the internet for their home search. And for many of those buyers, those efforts included social media sites like Facebook and Instagram. With social media’s use among consumers steadily rising, so, too, has usage among agents. If you’re an agent hoping to meet better clients where they already are, check out our tips for building a social media plan as a Realtor.

Identify the platforms that make sense for you

If there’s a home for every buyer, the same can be said for social media platforms. While Facebook, Twitter, and Instagram grab the headlines, other sites like YouTube, Snapchat, and TikTok have millions of devoted fans. Before you build your social media plan, you’ll need to identify the platforms where you intend to be active, and the best way to do that is by identifying those that best apply to your business.

First, take the time to review demographics for each platform and assess your time and efforts to net you the most significant impact. Facebook is king for most people, with 2.45 billion monthly active users, and it is especially popular among users ages 18 to 49. Snapchat has 210 million monthly active users, but only 4% of its users are older than age 56. That means that if you’re an agent who predominantly works with seniors, Snapchat probably isn’t the best place to devote your energy.

Take advantage of hashtags

The point of hashtags is to create a conversation around a central topic, but what savvy marketers recognize is that they can also be an excellent search tool for buyers. By hashtagging words of interest to potential buyers, you’re facilitating discovery of content that the user may not have otherwise accessed. For example, someone looking for new properties in a specific neighborhood might perform a search for that hashtag.

Hashtags are a useful tool on various platforms, with Facebook, Instagram and Twitter, among the top places to roll out this strategy. Harness the power of testimonials

Testimonials have long been a powerful asset for salespeople and marketers in all kinds of industries, but especially retail. As a way to circumvent those limitations, many agents will turn to advertising to reach more people and a targeted pool of potential clients.

While each social media platform touts its own advertising model, you’ll find that most are efficient and cost-effective. Facebook, for instance, allows you to drill into precise targets that are as granular as by zip code or keyword. This type of advertising can be especially valuable for agents who work mainly within a tightly defined core of neighborhoods. In addition, these channels offer a variety of advertising options, from carousel ads displaying listings to video formats.

For buyers and sellers, location is everything. For agents, one could say the same thing about who they know. While many markets are seeing a healthy rebound in the months following COVID-19’s arrival in the United States, agents are relying on their networks more than ever — and for good reason.

There are few (if any) marketing tactics more powerful than a referral. In fact, some surveys point to 60% of referral programs generating a high volume of leads. And though most agents claim to be committed to garnering a steady stream of referrals, the reality is that some will put it off because it seems daunting. Go above and beyond with clients and other agents

Let’s start with the low hanging fruit. There’s still something to be said for the merits of being a kind, courteous, and attentive agent, and you shouldn’t be surprised if that goodwill is returned to you in the form of referrals. Clients with agents who go above and beyond, as opposed to an agent who simply checks the boxes and shows up when needed, are much more likely to refer their friends and family. Work the phones, send emails, do whatever you need to do to introduce yourself, or reconnect with potential referrers. For agents, that can include business contacts like mortgage brokers, inspectors, attorneys, and title agents, along with community leaders like HOA board members and local business owners. These allies can be regular resources for agents by providing valuable referrals on both the sell- and buy-side of the deal.      

Provide a service, not a sales pitch

Some agents believe the best way to consistently get referrals is to consistently ask for one. But the savviest and top performing agents understand that providing a service is imperative if you really want to land a referral source. As you make your communications plan, think about the value that you can bring to your past clients and business associates. Is it providing a recap of upcoming family-friendly events in your town? Perhaps it’s offering up statistics like a year-over-year snapshot of real estate transactions in the area. Or, maybe, it’s merely a simple birthday greeting with well-wishes for a prosperous year. In the not too long ago or far away, as once-guarded real estate data made its way online and consumers began to use the internet to search for homes and real estate advice, pundits suggested that real estate agents might be sidelined by technology as some unwary travel agents had been.

The difference, of course, is that consumers who are able to pull the trigger on purchasing an air reservation are seldom able to fly solo in buying and closing on a home – and rarely has that point been more crucial or valued than in today’s pandemic environment.

“As changing needs have driven buyer demand, a trifecta of low interest rates, tight inventory, and increased competition are making agents more innovative and relevant than ever,” said Jim D’Amico, CEO, Century 21 North East, Danvers, Mass. “In the midst of a market frenzy, and with health concerns a priority, agents have more than stepped up to the challenge, managing strict safety protocols, virtual or socially distanced home showings, and strategic guidance to buyers and sellers when they need it most.”

Anxious buyer and sellers, he said, know they need a skilled and dedicated agent to help give them a competitive edge and guide them through a sometimes chaotic bidding process.

“And the agent’s work doesn’t end there,” said D’Amico. “In a market beset with worker delays, material shortages, and a host of other uncertainties, it takes persistence and a pocketful of dependable resources to be sure that permits are pulled, repairs are made, and appraisals and inspections are completed in time for a timely closing.”

Rarely have agent-client relationships been more important and rewarding.

“Our company was built 100 percent on nurturing client relationships, and our agents are without question seeing the benefit today,” said Christy Budnick, president, Berkshire Hathaway HomeServices Florida Network Realty, serving Jacksonville and northeast Florida. “Not only are we successfully helping buyers, but for the first time all year, we saw listings increase by 15 percent in July.”

That’s because, Budnick said, “sellers are realizing the real opportunities of selling in today’s market, and they trust our agents to ensure their safety throughout the process”

With houses, especially in the median price range, “selling like hotcakes,” observed Joe Clement, broker/owner, Re/Max Properties, Colorado Springs, Colo., agents are actively involved in every aspect of the transaction.

“The FSBO’s (for sale by owners) have gone away,” he said. “Sellers realize the tremendous amount of time, effort and care that is required for every transaction, beginning with strategic pricing.”

Even after contracts are signed, Clement noted, agents are overseeing the timeline to ensure that safe and timely inspections and appraisals are done, that any repairs or contingencies are met, that paperwork and wire transfers are completed in time for scheduled closings.

“We had one deal kicked to the curb today,” he said, “because it was subject to the closing of the buyer’s home sale in another state, which didn’t happen in time. That is one of the few things that is beyond our agent’s control, but it points up just how much the agent does take responsibility for in every single transaction.”

With the global pandemic literally and figuratively shutting down real estate sales in the first quarter of the year, few could have predicted the spring and summer upsurge that would follow as homebound Americans re-evaluated priorities and found their living space wanting.

“In the midst of this very robust year, agents are working at top capacity just to keep up with demand,” said D’Amico. “They are using their own awareness and every resource they can muster, first because buyers depend on them for competitive market insight, and second because the transaction process is often more complex to facilitate.”

It is gratifying, said Budnick, to be working in an industry that is a bright spot in the American economy – and difficult to foresee what’s ahead.

“Nobody has a crystal ball,” she said. “Unemployment rates, pressure on renters, the election, interest rates though 2021 – these are a few of the many pieces that will factor into real estate. But all things considered, I think it’s safe to say that committed and innovative agents will be valued and sought after for as long as they want to work.”

Clement, too, has concerns.

“High unemployment sustained for too long could spiral into a market downturn,” he said.

But if there is anything positive about this global pandemic, it is that kindness is also on the rise.

“Real estate agents were among the first, when the great American shutdown began,” Clement noted, “to reach out to everyone they knew to see if they needed help. It’s in our nature. We are people-people – and we know we are here to stay.”

The key is to find the right balance between virtual and face-to-face communication. While we are fans of the virtual when appropriate, there is nothing that can replace a face-to-face consultation to get to know someone, and nothing beats stepping over the threshold of your dream house and knowing that you have found your home. Safety and health are always priority one, so it is important to find someone that knows how to operate in both worlds.

If a picture is worth a thousand words, a virtual tour must be worth a billion. COVID-19 literally and figuratively clamped down on the amount of foot traffic touring homes, so if you can’t bring buyers to a home, you have to bring the home to buyers — and the best way to do that is with a virtual tour and private video tours. An agent who is tech-savvy with a fresh approach is also more likely to be selected by sellers than someone with a stale listing strategy.

How Real Estate Will/Won’t Change from COVID-19

Nineteenth century-French novelist Alphonse Karr probably wasn’t referring to a global pandemic when he first wrote, “The more things change, the more they stay the same.” Those of us here in 2020 can surely attest to that as our lives have been dramatically altered as a result of COVID-19. From stay-at-home orders and government shutdowns to social distancing and mandates for wearing masks, life today is vastly different from life just a few months ago.

The same can be said for how we work, a point that is especially true for real estate agents. With so much in flux, agents have had to get creative with how they move houses, both on the buy- and sell-side. But are these modifications just temporary or permanent? 

The answer is both. 

To help understand what we mean when we say that, read on for a breakdown of how real estate will and won’t change with COVID-19.

How real estate will change with COVID-19

Let’s start with the ways that COVID-19 could change the face of real estate forever. The most likely change to stick is the use of technology to support virtual visits and open houses. While 3-D tours and video walkthroughs were a tool in an agent’s toolbox for occasional use, social distancing guidelines essentially made it mandatory — and that’s something we don’t see changing. The days of buyers caravanning through 10 or 15 houses in one day are likely over. Instead, these virtual tours will allow buyers to easily eliminate properties that are clearly not “the one” so that they can whittle the list down to a more manageable number.

But it’s not just searching for a new home that’s ripe for change — it’s the entire purchasing pipeline. COVID-19 has thrust a digital, or at least a more hands-off, revolution upon us that’s sent ripples throughout each step of the process. Those ripples include a shift to drive-by and desktop appraisals and remote online notarization for closing. Even inspectors are conducting examinations with the buyer tagging along via video chat.

It’s unclear how long COVID-19 will be a concern in the U.S., but most expect it to be a problem for some time. These adjustments to longstanding processes are not only more convenient for buyers and sellers, but they’re in alignment with the type of tech used in other transactional situations.

How real estate won’t change with COVID-19

Beginning with arguably the most critical point, the first thing to know is that location will continue to drive market activity. The caveat here is that it may not be a good thing for some areas. Regions with established neighborhoods, a solid economy, high quality of life, and superb school systems (like what’s in Northeast Florida) with ample amenities will continue to move, but cities or regions hurt by the pandemic will likely be slower to rebound. Places like Las Vegas that are almost entirely dependent on hospitality will need more time to recover as visitors will be less likely to travel.

We also can’t underscore the importance of a professional agent in the process — if for nothing else, to be a sounding board for buyers and sellers and help manage the hundreds of steps in a real estate transaction. Those conversations may be more likely to take place over video chat or text for now and even in the future if more convenient, but customers will always rely on their agents for sage advice.

Lastly, a poor pricing strategy will remain one of the biggest impediments to closing a deal. Even at the height of COVID-19, buyers were willing to jump through many hoops for homes at the right price. As we get to the other side of the pandemic, buyers will be even more cognizant of how far their dollars will stretch.
