Cynthia, her husband Dr. Michael Lupi, and their three sons have lived in Northeast Florida – at least part-time – for fifteen years, before settling down in Ponte Vedra permanently seven years ago. Moving with her family from England to Northeast Florida, Maria calls Jacksonville home. Her interest in real estate began in England in 2002 purchasing property for improvement or lease, in 2010 her interest moved overseas after acquiring holiday rental properties in Northern Italy. Here are the reasons to consider a home purchase before the end of 2019.

Lower Interest Rates

The Federal Reserve cut interest rates again on Oct. 30, marking the third interest rate cut since late July. Lower interest rates affect a buyer’s purchasing power.

Tax Benefits

If you buy a home and close on or before Dec. 31, 2019, you can lower your tax liability with mortgage-related deductions. These include property taxes, mortgage interest and interest costs. Tax deductions can reduce your taxable income and potentially save you considerable money.

Homestead exemption

Homestead Exemption provides homeowners with several benefits including a tax exemption of up to $50,000 off of the assessed value of a property used as the owner’s primary residence. Anyone who has purchased a home (or a townhome or a condominium) to live in as their primary residence can apply. The homestead exemption also triggers the ‘Save Our Homes’ benefit which limits future annual increases in assessed value to 3 percent or less.

Extra Incentives

A Florida native, Barry was born and raised in West Palm Beach, FL and has witnessed exciting growth throughout Southeast Florida. Growing up as a son of a General Contractor, Barry was exposed to residential construction and commercial building, and he earned his Associates in Marketing/Advertising and attended Palm Beach State College courses for Construction. Barry’s passion lies in architecture and design, and he was employed as a Project Estimator and Project Manager for fifteen years in the West Palm Beach area specializing in interior build-outs for clients in the law field, medical, MRI facilities and high-end retail such as Louis Vuitton and Emilio Pucci.

Upon moving to Phoenix, Arizona in 2007, Barry decided that – with his appreciation for architecture and design – going into real estate would be the perfect fit. He attended the Arizona School of Real Estate and Business in Scottsdale, Arizona and continued his real estate education by earning the designations of Realtor, a Graduate of Real Institute (GRI) and Short Sales and Foreclosure Resource Certification (SFR).

The Leading Edge of Cybersecurity

As more real estate searches and transactions move online, the threat of cyber fraud scams has put consumers and the real estate community on alert.

“Losses as a result of cybercrime are rising exponentially,” said James Lamphere, Vice President, Title & Escrow, HomeServices of America, the parent company of Berkshire Hathaway HomeServices Florida Network Realty. “According to federal authorities, there were more than 19,000 cybercrime incidents in the U.S. between June 2016 and May 2018 with losses exceeding $1.6 billion. Cybercrime incidents are increasing at over 500 percent per year.”

The fastest growing form of real estate cybercrime is a wire fraud scam that occurs during the closing stages of the home buying and selling process. In this scenario, the homebuyer receives an email, which appears to be from the real estate company or the title company, regarding funds to be wired to an account for settlement.

The email is actually from a sophisticated hacker, who is posing as someone involved in the closing process. The email looks legitimate because the hacker has hijacked the email account to obtain information about the closing. The buyer receives a genuine-looking email with information on wiring payment, but the instructions actually send the wire transfer funds directly into the criminal’s bank account. Once that happens, both the money and the criminals disappear.

The Exchange Portal offers a secure online venue for the collection and distribution of documents and data necessary to conduct a real estate closing. By design, information and documents are available to everyone in the transaction that needs to see it, but no one else. Since it is online, information regarding the transaction is always available. The site also allows for communications between parties without resorting to email, which is inherently unsecure.

The publication honors the most dynamic, powerful and game-changing leaders who have made a difference in their communities, blazed a trail for others and are leaving their mark on the Northeast Florida business community.

Budnick was appointed president and CEO of Berkshire Hathaway HomeServices Florida Network Realty in 2018, the same year the company achieved more than 1.2 billion in closed sales. She is taking the company to new levels of performance including growth through mergers and acquisitions. Budnick joined the company in 2002 as branch manager of the Beaches office and was promoted to executive vice president in 2006 to oversee the company’s residential real estate operations. Budnick is a loyal partner of Dreams Come True, a Jacksonville nonprofit organization dedicated to fulfilling the dreams of children battling life-threatening illnesses. Harold and Leslie join Florida Network Realty as experienced agents with deeps roots in the Jacksonville and Northeast Florida community. Leslie is a third-generation “Jacksonvillian,” and Harold was born and raised in Northeast Florida as well, with both attending elementary and high school in Northeast Florida.

Leslie went on to attend the University of Florida and returned to Jacksonville soon after graduating with a Bachelor of Science. Harold attended Mercer University, and graduated from Jacksonville University; soon after, Harold pursued a career in finance with several national companies. Meeting and marrying soon after, Leslie and Harold are now the parents to three daughters – all of whom attended the same Day School that Leslie attended as a child, and their eldest will soon be graduating and off to college.
